Assistant Rental Manager, Licensed| Kitty Hawk

Successful candidates will possess knowledge of the vacation rental and hospitality industries, present a professional image, have strong negotiating, organizational, and interpersonal skills, and be well adept at building successful, positive relationships. Minimum Requirements:
• NC Real Estate Brokers License
• 2+ years proven experience in property management and/or hospitality vacation rental arena 
• Proven negotiating skills
• Strong computer proficiency including software experience in MS Office programs, Outlook, V12 and PropertyPlus (V12 over PropertyPlus)
• Communicate exceptionally in the English language both written and verbally
• Reliable, insured transportation and a valid, unrestricted, active NC driver’s license
• Must be able to pass a background investigation and drug screen with clear, favorable results
• Local/Near Outer Banks resident

Personal Coordinator|Kill Devil Hills

Sun Realty’s Personal Coordinator, Kill Devil Hills location, will provide Sun Realty’s home owners and guests with the highest level of satisfaction, ensuring continuous delivery of excellence in property management, hospitality and professionalism and effectively build long-lasting relationships with home owners and returning guests.

Hours: 5 days (includes weekends), 40 hours full-time, year-round

Accounting Manager|Kill Devil Hills

The Accounting Manager is responsible for management and direct oversight of accounting operations, forecast and planning cycles, audits and for the integrity and accuracy of Sun Realty’s financial records. The Accounting Manager has direct interaction with the executive team and reports to the President of the company. The Accounting Manager establishes financial status by developing and implementing systems for collecting, analyzing, verifying, and reporting financial information; managing staff. The Accounting Manager has full understanding and compliance with NC Trust Accounting requirements. 

ESSENTIAL FUNCTIONS
• Manages and ensures accuracy and integrity of all accounting activities for the company.
• Effective leader and coach, managing a team including recruiting, training, motivating, directing, and evaluating
• Achieves accounting operational objectives by contributing accounting information and recommendations to strategic plans and reviews; preparing and completing action plans; implementing production, productivity, quality, and customer-service standards; resolving problems; completing audits; identifying trends; determining system improvements; implementing change.
• Oversight as trustee and management of company 401K Plan
• Oversight and compliance responsibility of payroll function, managing the Payroll Administrator
• Responsible for compliance with all regulatory requirements 
• Advocates use of technology and systems to enable efficiency.
• Responsible for proper documentation of controls and processes within accounting group
• Assists in communicating analysis to executive team, all business locations and management to maximize savings and minimize risk exposure.
• Coordinates, leads and liaisons with internal, external, and regulatory auditors in completing audit reviews
• Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

TRAINING AND EXPERIENCE
• Bachelor's degree required in accounting, finance, or related business area
• 6 - 8 years of accounting/finance experience
• 2 - 4 years’ experience leading other employees or projects

AirHandlers OBX HVAC Technician|Harbinger

Residential/Commercial HVAC technician must possess the necessary skills and discipline to work independently, and accurately diagnose HVAC systems primarily in residential homes and some commercial establishments; while ensuring continuous delivery of excellence in customer service and sustaining high levels of customer satisfaction.
The ideal candidate will possess the following requirements:

  • A minimum of 5 years’ HVAC experience.
  • Valid Driver’s license for a minimum of 5 years
  • High school or equivalent, and trade school preferred
  • Universal Refrigerant CFC Certification.
  • Able to follow OSHA requirements, safety precautions per company procedures and policies.
  • Ability to Install HVAC products in accordance with company requirements and manufacturer specs
  • Ability to meet all local codes & manufacturer standards for installs: refrigerant lines, condensate drains, and electrical wiring 
  • Ability to completes all job-related paperwork in a neat, accurate, thorough, and timely manner and follows all supervisory prescribed installation guidelines.
  • Able to follows standard company procedures to ensure that the company vehicle is properly stocked, returns defective and unused parts to the warehouse/inventory control department, and orders and coordinates with inventory control to replenish vehicle stock as needed. 

Hours:  Full-time. Ability to work hours (days/rotating schedule) – 7:30 am – 4:30 pm

Must be available to work weekends, holidays, and on-call schedule as needed.
