General Maintenance Technician|Harbinger

Reporting to: Maintenance Manager
Hours:  5 days (including week-ends), full time, year-round from 8:30 – 5:30.

Job Requirements:
• 1+ years’ experience in general maintenance
• Active Driver License for 5 years, clean driving record (Motor Vehicle Record)
• 1+ years 4x4 wheel driving experience (off road in sand)
• Able to work independently in high pressure, deadline-oriented environment 
• Live locally
• Professional interaction with general manager, office and department managers, owners, customers, vendors, and team members.
• Ambassador for the company; self-starter who is effective with minimal direction.
• Capable of maintaining sensitive and confidential information.
• Provides, maintains and updates all daily records and information as required.
• Ability to lift 50+ pounds, work in tight spaces, and work in extreme weather conditions
• Effective written and verbal communication in the English language.

Maintenence Manager|Harbinger

Sun Realty is seeking a Maintenance Manager for their General Maintenance services. Sun Realty represents vacation rental homes from Carova to Hatteras Island and assists homeowners with the general maintenance and upkeep of their properties. The Maintenance Manager is responsible for the management and oversight of daily operations of Sun Realty’s maintenance department, including management of the service technicians. Team leadership, operational efficiencies, quality service and effective repairs and upkeep of vacation rental homes will be a priority.
Responsibilities include but not limited to the following:
Assist GM with owner/guest resolution & communication
Support rental managers with guest/owner resolution & communication
• Support rental managers to ensure priority work orders are addressed
• Work with GM to ensure timely work order completion including review of open work order report and rescheduled and waitlisted work-orders
• Oversee daily schedule in conjunction with the coordinators to ensure efficiency and completion of work-orders
• Assist with invoicing and billing review
• Promote positive work environment and team leadership including hiring, training and overseeing service technicians
• Quality control by spot checks on completed jobs
• Set service technician coverage and work schedule, review tech time & approve in ADP
• Perform annual review of maintenance techs
• Monthly meeting with techs
• Provide estimates as needed to owners and rental offices
• Order parts for pending work orders as needed
• Assist in field as needed for work order completion, including afterhours calls
• Ensure techs are maintaining clean vehicle, assist with fleet oversight as needed
• Assist GM with potential profit/savings
• Oversight, supervision and decision making in General Manager’s absence  
Hours:  40 Hours per week, 5 days (Saturday and Sunday, some evening work possible).  Overtime not required.  Regular, punctual attendance required.
Compensation: Pay based on experience and proven ability, determined by General Manager.

Maintenance Coordinator|Duck

This is an office position to field maintenance calls from guests/owners. Sun Realty’s Maintenance Coordinator will provide Sun Realty’s home owners and guests with the highest level of satisfaction, ensuring continuous delivery of excellence in property management, hospitality and professionalism and effectively build long-lasting relationships with home owners and returning guests. This position will be primarily responsible for coordinating and following up with homeowners and vendors to ensure all maintenance needs are promptly and effectively resolved for vacationing guests, and for working directly with homeowners in proactively maintaining or improving the condition of their rental homes.

The ideal candidate will possess the following requirements:
• Computer proficiency in Microsoft Office: Word and Outlook required.
• Excellent customer service skills; 1-2 years’ previous customer service experience required
• Property Plus software experience preferred
• Proficient in time management; the ability to organize and manage multiple priorities
• Ability to take initiative and effectively adapt to change
• Well adept at conflict resolution
• Effective listening skills
• Proficient communicator both oral and in writing
• Capable of maintaining sensitive and confidential information 
• Recognize emergency situations and take appropriate action
• Able to establish and maintain a cooperative working relationship
• Able to perform a variety of duties, often changing from one task to another of a different nature, with impending deadlines and/or established timeframes
• Not physical labor but must be able to lift up to 25 pounds for paper storage.

• Reliable transportation and current, active NC driver’s license
• Knowledgeable of Outer Banks area
• Property Plus software experience preferred
