Rental Manager
The Rental Manager is responsible for stability and growth in the office as well as providing the highest level of guest satisfaction to owners and guests to ensure the continuous delivery of hospitality, professionalism, and consistency. This position will supervise rental staff, provide excellent customer service via face to face, phone, email, text, written, etc. conflict resolution with tenant and homeowners, inspections, evictions, keeping the workload in the office flowing smoothly, and all other areas as needed and requested. Schedules may vary and weekends/holidays are required.

The ideal candidate will possess the following requirements:
- NC Real Estate Brokers License
- 2+ years active supervision of employees/team/department
- 2+ years proven experience in property management and/or hospitality vacation rental arena
- Proficient in time management; the ability to organize and manage multiple priorities
- Ability to pass a background
- Strong computer proficiency including software experience in MS Office programs, Outlook, and Paylocity is a plus
- Reliable, insured transportation and a valid, active NC driver’s license
- Local/Near Outer Banks resident
Requirements and Qualifications: To perform the job successfully, an individual must be able to perform each duty satisfactorily. The requirements listed are representative of the knowledge, skill and /or ability required. Must have a good attitude, the ability to work well with others and have high personal integrity. Reliability and confidentiality are also essential. Able to make decisions when circumstances arise that require action.
Physical/Mental Demands: Hearing, speaking, seeing, sitting, walking, standing, driving, bending, and climbing steps; lifting and carrying 25-30 lbs., reading, comprehension, analytical thinking, problem solving, legible writing skills and effective written and verbal communication in the English language.
Machines/Equipment/Licenses: Reliable transportation, with valid, active NC driver license, proper insurance, and inspections (as required in company guidelines); computers, copiers, all office equipment; Licensed by NC Real Estate Commission, current and in good standing; member of REALTORS®.
Work Environment: Office work with exposure to outside weather conditions, as warranted, climbing flights of steps inside and out, fast paced, at times mentally strenuous; shifting priorities due to changing needs and situations with little to no notice, maneuvering a vehicle in congested traffic, walking in soft sand.

Compensation: Pay based on experience and proven ability, determined by Senior Vice President of Property Management.
Filter Technician
Sun Services Filter Technician must possess maintenance expertise and discipline to work with well with guests, vendors, and co-workers. The Filter Technician must ensure the highest level of overall maintenance service in accordance with company policy and procedures.
Responsibilities include, but may not be limited to, the following:
- Performs air filter replacement in accordance with Sun Services Fan & Filter plan schedule.
- Ensures cleanliness of filter grilles and ceiling fans in accordance with Fan & Filter agreement.
- Verifies and documents existing fan/filter locations and assists with property on-boarding fan/filter location information.
- Performs all assigned work orders expediently and professionally.
- Maintains a clean and organized work environment and service vehicle.
- In conjunction with Warehouse Manager, maintains adequate part inventory level in service vehicle.
- Professionally interacts with owners, guests, and rental office staff relative to problem resolution.
- Provides, maintains, and updates all daily records and information as required by Sun Services management.
- May be required to assist with off-season maintenance work and other Sun offices/departments as needed
Physical/Mental Demands: Hearing, speaking, seeing, walking, standing, sitting, driving, reaching bending climbing steps/ladders, and lifting 50-85+ pounds; reading, comprehension, legible writing skills and effective written and verbal communication in the English language.
Machines/Equipment: A valid, active NC driver license for a minimum of 3 years (clean MVR), the operation of basic tools and equipment; smart phone or similar electronic device.
Work Environment: Exposed to outside weather conditions, fast paced, physically strenuous; working in attics or crawl spaces; climbing flights of steps inside and out; maneuvering a vehicle in congested traffic.

Salary Range: Pay based on experience, and proven ability, determined Vice President of Service Operations.
