General Manager of Sun Realty Operations

Sun Realty is seeking a well-organized, experienced professional to oversee our full service general maintenance, pool, spa, and linens operations. This position requires the ability to lead and manage service staff and oversee day to day operations of vacation rental services and programs. Our Services Manager will need to use sound judgment to make decisions, provide successful supervision and training of services staff and professionally interact with management, staff, owners, guests, and vendors. Strong written, verbal communication and organization required. Must be dependable and able to handle emergency situations in a logical, level headed manner. 

Applicant Qualifications:

  • Strong management skills; ability to lead and manage a large staff
  • Organizational skills, detail oriented with the ability to multi-task
  • Computer skills: proficiency with Microsoft Office required, ability to learn property management and maintenance software
  • Knowledge of Smart Service, Property Plus and LSI is a plus
  • Strong business acumen and analytical skills; innovative and creative thinker
  • Extensive knowledge of general maintenance, construction, carpentry, electrical, plumbing and HVAC, building codes and regulations
  • Familiar with the Outer Banks region
  • Positive attitude, confidence, and professionalism
  • Excellent communication skills and follow-through
  • Sound judgment

Job Responsibilities:

  • Create and oversee budget, spending, profit and loss analysis
  • Analyze maintenance operations for efficiency
  • Professional, cordial interaction with owners, managers, staff and outside vendors; includes conflict resolution
  • Oversight of all service operations and staff. Coordinate, monitor and participate in work assignments of maintenance technicians, outside vendors and contractors for all service requests, preventative, corrective, emergency and general repairs
  • Establish timetables for effective priority and execution of work orders and ensure timely, thorough completion of assigned projects and work orders
  • Ensure quality work by all maintenance technicians
  • Review maintenance programs and packages annually
  • Ensure continued success and profitability, grow the maintenance program, always forward-thinking for new opportunities, revenue streams, value-added services and increased efficiencies
  • Inventory: purchase approved parts, supplies, equipment and services and maintain inventory of parts and equipment
  • Oversee maintenance and repairs on fleet vehicles
  • Facilities oversight and management, including OSHA regulations

Wages: Competitive based on skills and experience

HVAC Technician:  Full time and year-around

Air Handlers OBX, Harbinger Office

Airhandlers OBX is seeking responsible, motivated applicants who can work independently in a fast-paced service environment. Successful candidates will be positive, courteous, motivated and possess excellent communication and active listening skills. 

Job Requirements:

  • Must have 3+ years field experience or equivalent 
  • CFC License preferred
  • Must provide motor vehicle driving record and active driver's license
  • Have the ability to lift 50+ pounds
  • Able to tolerate extreme weather
  • Some weekend work, on call rotation required
